Design Guidelines Snapshot

Property Requirements:

• Size: Residences must be a minimum of 2,600 square feet of living space.
• Exterior: Property should be at least 80% brick or masonry. 
• Setback: Buildings are to maintain a minimum 40-foot setback from the road.
• Driveway Materials: Options include concrete, brick, pavers, or stone.
• Garage: Properties must feature a minimum three-car garage, accessible via rear or side entryways.
• Privacy Fences: The installation of privacy fences are not permitted.

Secondary Structures:

• Size Limit: Secondary structures such as barns are allowed but should not exceed 60% of the primary residence's footprint.
• Aesthetics: Secondary structures must align aesthetically with the primary residence to maintain consistency within the neighborhood.
• Habitation: If secondary structures are constructed and finished to the same standards as the primary residence, habitation may be permitted with prior approval.

Animal Regulations:

• Household Pets: Residents may keep a reasonable number of household pets including chickens, not to exceed a total of 10.
• Large Animals: One large animal per acre, such as horses, cattle, sheep or goats are permitted, while hogs, pigs, or swine are prohibited.

Construction Timeline:

• Start Time: There is no specified start time for construction.
• Completion Deadline: Once construction begins, all construction must be completed within 18 months.
